COUNSELING SESSION
We will conduct a counseling session with you to discuss your needs and goals, provide you with information on obtaining a “no cost” mortgage pre-approval, and to plan the search for your property.
PROFESSIONAL REPRESENTATION
We will review the details of our professional representation relationship with you including our role and duties to you while representing you in the purchase of your new home. We will use skill, care and diligence in representing you in your home search and thorough the transaction.
HOMEBUYER'S GUIDEBOOK
We will provide you with a copy of the HomeBuyer's Guidebook and explain how you can use it as a road map through the home-buying process.
FINANCING PRE-APPROVAL
We will offer to arrange a pre-qualification or pre-approval appointment with a reputable lender to identify your range of affordability and to increase your negotiation strength.
PROPERTY SHOWING
We will show you properties that meet the criteria that you have selected. As the largest real estate brokerage company in Florida, we will present you with properties as they debut or when possible before they appear on the open market.
OFFER PREPARATION
We will prepare a written offer on the property you choose to purchase, with terms approved by you. |
ESTIMATE OF FUNDS
We will provide you with a preliminary estimate of closing costs and down payment requirement anticipated in the transaction to help you determine the affordability of a given property.
NEGOTIATION STRATEGY
We will assist you in preparing a negotiation strategy for the property you have selected, including a written Competitive Market Analysis.
REVIEW OF DISCLOSURE STATEMENT
We will request, on your behalf, a seller's written property disclosure statement and will review with you your rights under the contract to have certain items repaired.
HOME WARRANTY
We will explain to you the benefits of a home warranty and will offer you the opportunity to purchase the Coldwell Banker Home Protection Plan.
BUILDING AND TERMITE INSPECTIONS
We will recommend that you obtain a professional building and termite inspections, assist you in scheduling the inspections as requested, and will work with you to request the Seller to remedy the items you specify after your review of the inspection reports.
ESCROW SERVICES
We will act as Escrow Agent for your transaction, if requested, and will maintain your earnest money deposit in a federally insured non-interest veering account and will administer the escrow in accordance with the strict guidelines of Chapter 475, Florida Statutes. |
OFFER PRESENTATION
We will endeavor to present your purchase offer directly to the seller in the presence of the listing associate in order to enhance the possibility that your offer will be accepted.
CONDOMINIUM DOCUMENTS
If buying a condominium, we will assist you in obtaining the condominium By-Laws and the Rules and Regulations of the condominium association to allow you to determine whether the condominium meets your requirements and does not contain restrictions you find objectionable.
CONTRACT OF CLOSING
We will monitor and inform you of the progress of your purchase agreement, including the satisfaction of all contingencies and conditions, and manage the closing process.
PRE-CLOSING WALK-THROUGH INSPECTION
We will accompany you or your inspector on a walk-through of the property before closing (if provided for in your contract), and we will assist you in addressing any problems discovered during the walk-through covered under your Purchase Agreement.
AFTER-SALE SERVICE
We will contact you after the closing to follow-up on remaining details or service needs.
